Fantastic
I have two rental properties and I’ve been managing them only with Zillow Rental Manager for more than a few years now. Although there are a couple of things that the app could do better, it comes as close to everything that I could ask for. they really have thought of everything from publishing a property, responding to applicants, accepting an application, creating a lease, signing the lease and then actual month-to-month rent management as well. Fantastic job!!

The Zillow app is very user friendly for finding tenants! It’s my go to for listing properties.
Good, not great
Was able to quickly rent out my property using this application. Overall experience was good, but there are some serious user experience flaws with the application itself. Frequently (around 50% of the time) I am prompted with a “You are offline” popup upon launching the app, even though I’m not offline. The flow for collecting payments in the application leaves a lot to be desired. It is not obvious how to collect first or first and last month’s rent as move-in costs: the closest option is “prorated rent” and even that does not allow you to adjust the start and end dates accordingly in an intuitive way. To work around the above, I canceled the payment schedule after collecting deposits and recreated it with a delayed start date and $0 move in costs. This worked OK, but now there is no way to see or track the payment for the original move in costs in the application. Re-ordering images in the listing editor is painful, I bulk uploaded nearly 50 images to the listing and it attached them in reverse order so I had to spend ten minutes drag and dropping them to fix it. It would be great if you could see or reorder by file name for ease of use. Only allowing a tenant to mark rent as “paid offline” is a weird constraint, it seems like the landlord should be able to do that too. Letting a tenant submit a maintenance request seems like a huge opportunity that is currently missed. Generating a lease based on wizard responses was super helpful. Overall, it’s better than managing all of this myself, but I think there are some minor changes that could make this application feel really good to use.
